"How To Choose A Roofing contractor"

Have you been frustrated with the Roofing contractors you've been interviewing?

Did the Rooofing Contractor promise you the world, And low price all at the same time?

Many customers have told me they are confused and feel they should pick a roofing contractor solely on price... Read below and you’ll see why choosing a roofing contractor based only on a low estimate will cost you a lot more money then you ever could imagined.

-Many have abandoned their customers and their roofing warranties.

2. Make sure dealing with a expert roofing contractor that will make expert recommendations.

* Are they sending out an roofing expert with hands on experience or are you dealing with a company that sends out fast talking salesmen?
* Are they coming in with a low price, because they are probably compromising quality to get you that low price? “You know, you get what you pay for!”
* Are they compromising by using inferior materials, workmanship or by failing to provide expert recommendations and supervision? Maybe their recommendations don’t even meet Building Code requirements.
* Do they recommend tearing off the old roof? Or do they want to make a quick buck by putting a second layer, a second layer that provides less wind resistance, less waterproofing and won’t last as long? (Because it cost a lot less to install)



3. Make sure your roofing contractor is an established company with a long proven track record.

* How stable is the company? How long have they been in business? Will they be available when you need them to come back for repairs?
* Ask them when the company was founded. Many contractors misrepresent their history. They tell you how many years experience they have not how long their company has been operating.
* The roofing, siding & gutter business is simple to get into but difficult to stay in for the long run. All the low cost providers go out of business because they don’t make a profit.
Most go out of business because their operating philosophy is based on maximizing volume while letting customer satisfaction fall by the wayside.
* Many roofing, siding & gutter companies’ operators go from one company to another. They leave behind a lot of dissatisfied customers and then start up under another name. They’ll tell you that they’ve in business for 20-30 years when in reality their company was started just a few days, weeks or months ago.
* Fly-by-night roofing contractors are all over the place. Roofing companies are failing at a rate of 35% every three years, so 35% of roofing companies don’t stay in business long enough to honor a three-year warranty.



4. Does Your Contractor Have a Strong Quality Control System In Place?

* Exactly how do they control the quality of service and workmanship?
* What many times looks like a good deal up front may, actually cost you 2-3 times more over the long run, due to repair cost and premature failure.



5. What About Ethical Standards?

* Do they run their company in an ethical and legal way? If they’re not afraid to break the rules do you think they’re afraid to take advantage of YOU?

* Proposal; everything that’s included in your roofing, siding & gutter project must be in writing. (This is where they fool people. They are vague about what’s included.)
* Contractors are required by law to notify you in writing that you have three days to cancel the agreement.
* If a contractor fails to pay for materials used on your project, and this is critical, the supplier of the materials can place a lien on your property. What does that mean to you? The supplier of the materials can ask you to pay for the materials again. The supplier can place a lien on your home and you won’t be able to sell it until the lien is paid off. You may incur legal expenses because you’ll need an attorney to help you solve the problem.



6. Insurance – Is your roofing contractor protecting you by carrying the proper insurance?

* Many companies that do roofing, siding & gutters do not have proper insurance that covers their work. What if they damage your property, or what if one of their workers, falls off the roof and gets hurt on your property?
* To verify they have proper insurance, you would need to get proof directly from their insurance company. Ask if the contractor has General Liability Insurance and Workers Compensation Insurance that covers roofing, siding & gutters.



7. Workmanship Warranty:

* Is it in writing?
* Is it very specific about what is covered?
* How long is it?
